Estes Park, CO Family Resort

Reservation Policy: As a condition of your use of this website to make a reservation or to make a reservation in person or over the phone with Murphy’s Resort, you warrant that you are at least 21 years of age and you possess the legal authority to create legitimate reservations for you or for another person for whom you are legally authorized to act. All reserved rooms must have a guest 21 years of age or older as an occupant, valid credit card, and ID required.

Hotel Deposit Policy: We require a deposit of the first night’s room charges. This amount will be charged to your credit card at the time of reservation. The balance of your reservation total will be due in full upon arrival. We accept Cash, Discover, Visa, American Express, and MasterCard ONLY. No personal checks will be accepted. Room keys will be issued at the time of check-in. Your credit card will be charged $25.00 for each key not returned upon checkout.

Cancellation Policy (May 1st – Oct 1st): If you cancel 7 or more days prior to your arrival, there is a $20.00 cancellation fee PER ROOM. If you cancel less than 7 days prior to your arrival, you forfeit your deposit. We reserve the right to cancel any reservation by providing 14-days’ notice or will attempt to find you a room at our sister property: Murphy’s River Lodge.

Cancellation Policy (Oct 1st – May 1st): If you cancel 7 or more days prior to your arrival, there is FREE cancellation PER ROOM. If you cancel less than 7 days prior to your arrival, you forfeit your deposit. We reserve the right to cancel any reservation by providing 14-days’ notice or will attempt to find you a room at our sister property: Murphy’s River Lodge.

Revisions Policy: All room changes or modifications can be made free of charge until 30 days prior to your arrival date. However, there will be a $20.00 processing fee for any room changes or modifications made within your 30-day arrival window. No modifications are permitted within 7 days of your arrival. Changes include but are not limited to: Dates, Room Type, Room Location, and also includes weather-related circumstances.

No-Show Policy: The guest is responsible for all day(s) reserved and the credit card used for the deposit will be charged accordingly. NO REFUNDS on early departures. Minimum night stays may be required at certain times; please call for details.

Check-In and Out: Check-in time is 4:00 p.m. Check-out time is by 11:00 a.m. Guests checking out after 11:00 a.m. without management approval will be charged one full day’s room rate, plus tax. Check-in time is between 4:00 p.m. and 8:00 p.m. If arriving later than 9:00 p.m., please call our office for late arrival instructions!

Gift Certificates, Vouchers, or Discount Coupons must be presented at the time of check-in. 

No Smoking of any substance, including medicinal marijuana, is permitted inside any unit or other building on our property. Guest’s credit card will be charged a $250.00 cleaning/sanitizing fee if their unit has been smoked in.

Fireplaces: All fireplace rooms except for our King Studio use gel fuel cans. Gel fuel cans last for 3 hours. Duraflame Logs and gel fuel cans are available for purchase in the office for $5.00 each. If natural wood is burned in any fireplace, fees may be charged upon checkout.

Candle, incense, and essential oils: Candle, incense, and essential oils (diffusing, vaporizing, etc.) are prohibited. These items and activities will be treated as smoking, a fine accessed, and the guest may be evicted with no refunds.


NO-cooking, cooking appliances, combustibles, or fireworks: The safety of our guests, staff, and this facility is extremely important to us. Except for the microwave and refrigerator units that the hotel provides, preparation of food in guest rooms by any type of cooking appliance is prohibited. A minimum fee of $300.00 will be charged for cooking in a room, including, but not limited to hot plates, toaster ovens, water heaters, rice cookers, combustible, open flame, barbecue grills, burners, heating appliances, or any other item intended for cooking.


Right to refuse service: Murphy’s Resort & Murphy’s River Lodge is privately owned and operated. We reserve the right to refuse service to anyone for any reason(s) that does not violate Federal or State laws. Murphy’s Resort & Murphy’s River Lodge has a zero-tolerance policy in which we will refuse to admit or refuse service or accommodation in our hotel or may remove a person, without refund, who refuses to abide by the reasonable standards and policies established by the State of Colorado and the owners for the operation and management of the hotel. Murphy’s Resort & Murphy’s River Lodge will refuse service or evict a guest: for refusal or failure to pay for accommodations, is under the influence of alcohol, drugs, or any other intoxicating substance and acts in a disorderly fashion as to disturb the peace of other guests or is not in compliance with state liquor laws; acts in a disorderly fashion as to disturb the peace of other guests; is unable to properly supervise their children at all times, seeks to use the hotel for an unlawful purpose; seeks to bring into the hotel: an unlawfully possessed firearm; or something, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroys, damages, defaces, or threatens harm to hotel property, staff or guests; causes or permits persons to exceed the maximum allowable occupancy of room, refuses to abide by the reasonable standards or policies established by Murphy’s Resort & Murphy’s River Lodge for the operation and management of our hotel.


Damage to mattresses and bedding: Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, and blankets resulting from the use of body oils, make-up, shoe polish, etc. will result in a charge for the special cleaning, repair, or replacement of the damaged article.

COVID19: Stayover Service, replacement of towels, and trash will be done by exchanging items in the office and placing trash outside of the room by 12:00 pm. Housekeeping wil be entering the rooms every third day after the second night. Subject to change.

Daily housekeeping must be requested by hanging the “Maid Service Please” card on the outside door knob. If the card is not placed by 12:00 p.m., you will not receive housekeeping service. If you do not want daily housekeeping, please hang the “Do Not Disturb” card on the outside door knob.

Please note:  There will be a charge for towels that have been used to clean up spills, clean shows, motorcycles, or anything that causes stains that cannot be removed. Should you need a cleaning rag please ask the front desk. Use of strong Spices while cooking or any other means that would cause a lingering odor in our rooms or homes that would require extra cleaning, use of an Ionizer, and/or other methods may incur an extra cleaning fee in the amount of $100.00.

Pet, Pool, and Noise Policy

Pet policy: We have pet-friendly units available ONLY upon request. Dogs only, no cats or other animals. Guests must request a pet-friendly unit at the time of booking. Not all our rooms are pet friendly, we need to know if you will be bringing a pet, if you have a service pet we need to know as not all our rooms are pet friendly. There are guests with pet allergies. Pet-friendly rooms are available for an additional fee of $20.00 per pet, per night, a limit of two pets per unit. ALL pets are required to be on a leash while on the property, or in a pet taxi or kennel when left unattended. There is a designated pet area with dog bags and trash cans and all guests are required to clean up after their pets. Guest’s credit card will be charged a $250.00 cleaning fee if they have a pet in a non-pet-friendly unit. We do not allow any puppies, Pit Bulls / aggressive breeds. GUESTS ARE NOT ALLOWED TO LEAVE ANY PET IN A VEHICLE ON OUR PROPERTY OVERNIGHT.

Pool: The pool area is open from 9:00 a.m. to 9:00 p.m. during the off-season and 9:00 a.m. to 10:00 p.m. during the summer season. NO EXCEPTIONS. (Seasonal: Open Memorial Day to Labor Day) There is no lifeguard on duty, swim at your own risk. No children under the age of 14 are allowed in the pool area without parental supervision. Nobody under the age of 18 is allowed in the hot tub. All guests are required to shower before using the hot tub. Murphy’s Resort will not be held responsible for any injuries incurred in the pool or hot tub area due to misconduct or negligence of the posted rules. NO PETS or glass items are allowed in the pool area.

Excessive Noise and/or Misconduct Policy: If any of our other Murphy’s Resort guests demand a refund due to excessive noise and/or misconduct by you or anyone else in your party, you will be held responsible to pay the amount that was refunded to them and your credit card will be charged that amount. You will also be held responsible for any damages on the property incurred by you or anyone else in your party and your credit card will be charged an appropriate amount after the damages have been assessed. Excessive noise also includes barking dogs.

The use of this Wi-Fi is subject to this acceptable use policy.


Any personal information you supply to us will be used in the manner outlined in our Privacy Policy.

Wi-Fi Etiquette

Act Lawfully – Do not act in any way that could be unlawful or encourage others to act unlawfully when using our Wi-Fi on the Internet. In particular, do not infringe on intellectual property rights, do not reveal confidential or sensitive information, and do not engage in any criminal offense or encourage others to do so.

Act Responsibly – You must not undertake actions that are harassing, defamatory, threatening, obscene, abusive, racist, sexist, offensive or otherwise objectionable or inappropriate. Do not pretend to be anyone other than yourself. Do not collect email addresses or other personal details or use the Wi-Fi to send spam.

Act Reasonably – Do not use Wi-Fi access in any way that may affect the running of the Wi-Fi or network or other technology connected to it (for example, other Wi-Fi users’ devices). In particular, do not upload or download large files that slow the network down and be sure your devices are protected by up-to-date anti-virus software prior to connecting to Wi-Fi on any Murphy’s property.

Be Fair to Others – Don’t use the Wi-Fi in an unreasonable or excessive manner.
Understand that almost every individual comes to our resort with several devices requiring Wi-Fi. Our system can easily become clogged or run slowly with multiple devices, particularly during bad weather or busy hours. We appreciate your patience if you have difficulty getting on the Wi-Fi.

Use of the Wi-Fi is at your own risk and we are not responsible to you for any damages, losses, costs or expenses suffered as a result of using Wi-Fi or if it becomes unavailable at any time during your stay.

You are responsible to us for all damage, losses, costs or expenses suffered by Murphy’s Resort arising out of any breach by you of these rules—For example, if you use our Wi-Fi for copyright infringement or to commit a criminal offense.

If we or any member of our staff are subject to any claim or request for information about your use of the Wi-Fi, we may disclose information about you (for example, your IP address or the email address you provided when accessing the Wi-Fi).

Nothing in this acceptable use policy limits or affects our responsibility to you for death or personal injury caused by our negligence or fraud.
